More supply leads to lower apartment rents in Abu Dhabi

apartment rentsUnited Arab Emirates and neighboring Dubai have offered more space to the apartment hunters which have declined the home rents in Abu Dhabi, the capital of emirates.

According to Landmark Advisory, commercial and residential rents suffered a 30% decline since 2008.

The steep fall was visible particularly in the Corniche area which is about 16%, whereas in other areas fall varies like there is a 5% fall in apartment rent and 4% fall in villas rent. s

Landmark's director of research Jesse Downs holds a view point that tenants are not ready to pay for unmatchable services provided by the old house landlords, in the condition they have better options available.

Downs also said that Al Bandar and Marina Square will also provide huge space opportunities for the tenants on their completion and this will further drop the rents.

Moreover he said that people have no problem of space because of huge supply, so tenants are not ready to compromise with low quality services provided by the Abu Dhabi landlords.

According to a survey, Abu Dhabi witnessed 6% fall in commercial rents since June and it is expected that in later half the rents will reduce further because of completion of new projects which will provide more properties.

Adding to all this, landlords are offering attracting incentives for the tenants like lower rents, longer-term leases, rent-free periods, fit-out allowances, and longer payment periods.
